In this way, the rent that this solvent tenant will pay, once the property expenses (insurance, repairs, taxes, rates, expenses, services, etc.) have been deducted, will be distributed among the people who have invested and, therefore, are co-owners of said property. These people, therefore, will receive a monthly income.
At the beginning of the financing project, a specific duration will be established for it. At the end of that period, which will normally be 5 years, the property will be sold. At that time, monthly passive income will no longer be collected, but the invested capital will be recovered, plus the capital gain generated by the increase in the value of the asset.
The profitability obtained by these projects is not as great as that of Urbanitae‘s traditional new construction projects, which are around 16% annually (data according to the platform itself). However, they are around 4.5% annually, which is not a negligible figure for this type of investments.
